The origin
Born from a landlord’s observation.
To manage a rental property, there were really only two paths. Both unsatisfying.
The first path · do everything yourself
Track the indices, calculate reviews without a mistake, keep every lease date, chase arrears, produce compliant receipts. It is time-consuming – and legally risky: a single error can be challenged.
The second path · delegate everything to an agency
And lose all visibility outside a monthly or quarterly report. Discover a lapse, or an unpaid rent, weeks later. And sometimes be told:
“We can’t answer you that fast – you’re not our only client.”
This is not a reproach to agencies. It is a tooling problem. An agency managing hundreds of units cannot spend its days answering individual information requests – it lacked the tool, not the will.
The third path
JAREMS automates the tedious, risky work, and puts the same information, in real time, in front of everyone.
